No website is ever really “finished,” and I expect this site to continually change and evolve. If you have suggestions about how to make this site more useful, I would love to hear about them. My goal is to make Duluth real estate market information to be as accessible to you as possible.

This site is a bit different from its previous version. It still has traditional web pages and property search features. However, it includes a “blog” component that will allow me to readily post new community and market information about Duluth real estate. It will also give you an opportunity to share your insights and experiences as a property owner and community member. The longer I practice as a Twin Ports area REALTOR, the more I realize that Duluth home owners and Twin Ports community members have a wealth of stories and astute observations about the markets in which they reside. The blog component of the site allows for a two-way discussion. I hope you will feel free to leave comments and questions to share with myself and other readers.

Why Purchase Duluth Real Estate?

Why would you purchase property in the Twin Ports area? Well, perhaps you will choose to purchase a Duluth home for the same reasons that I decided to return to this area. After graduation, I lived out of state for a while. However, I missed the friendly neighborhoods, the natural beauty of the area, and the wealth of outdoor activities. This area offers plenty of opportunities for every kind of outdoor sport. If you are like me, you might choose to buy Duluth real estate or a home in the Twin Ports area because you like fishing, skiing, hiking, sail-boating, hunting, snowshoeing, canoeing, rock climbing, nature photography, and dozens of other outdoor activities. Duluth home ownership means plenty of chances to engage in your favorite outdoor sports or to try new ones. You might be interested in signing up for the world famous Grandma’s Marathon or checking out the John Beargrease Dogsled Race. You don’t have to wander very far from your home in Duluth to find some new, surprising form of excitement.

This city is graced with natural beauty, but is quite cosmopolitan. This is an old port city with a population of about 87,000, and is home to a diverse and vibrant business economy. Many of my clients have relocated to the area because of job or business opportunities. Lake Superior means commerce via shipping of course, but commerce is also supported by a freeway infrastructure that includes I-35, I-535, US Highway 2, and US Highway 53. The city has fostered a strong tourism industry, and is home to several major colleges, most notably the University of Minnesota Duluth, the College of Saint Scholastica, Duluth Business University, and Lake Superior College.

Exploring Duluth Homes for Sale

If you are passing through this area on your way to Lutsen, you might be impressed by the stately mansions and fabulous luxury Duluth homes on multi-million dollar estates that enjoy panoramic views of Lake Superior from neatly manicured, gated shoreline lots. However, the Duluth MLS homes inventory is diverse and surprisingly affordable. Generally, there are about 400 or so single family Duluth homes for sale that are listed on the MLS and priced under 200K. In fact, there are plenty of nice bungalows in neighborhoods listed for about 150K. There is truly something here for everyone.

If you would like an executive Twin Ports home at an affordable price, you might want to explore the luxury Hermantown real estate market, located over the hill from Duluth. Just over the border, you will find a good selection of affordable Superior homes. Also, Douglas County hunting land is available, and there are some nice NW Wisconsin lake homes for sale that feature sandy beaches and plenty of fish.

The Duluth Area Association of REALTORS (SAAR) provides an idx feed to this site that will allow you to tour every home listed on the MLS. There have been some exciting technological advances with this service, allowing you to browse the Duluth real estate market with a very detailed map search feature. The Superior Area Association of REALTORS (SAAR) also provides us with a search link for browsing homes in Superior Wisconsin. You can even search Douglas County lake home and hunting land listings.

Technology is wonderful, but there is nothing like personalized, attentive service. Don’t hesitate to call me for a customized list of details on virtually any home on the Duluth MLS.
